What is Included in your Management Fee?

Client Related

  • Provide a 24/7 Emergency repair hotline.

  • Property owners know the risk of interpersonal conflicts between tenants and neighbors, but they shouldn’t have to bear the burden while simultaneously living their own lives.

Our careful screening process helps us avoid most tenant issues, but if a rental situation ever takes a turn for the worse, we will take the necessary steps to evict the occupant.

Our Guarantees

  • If the qualified tenant we have placed is evicted in the first 12 months, we will advertise the property and screen prospective tenants again, FREE of charge!
  • Don’t pay us the ”Tenant Placement Fee’, nor the ”Management Fee” until we produce!
    • Automatically deducted from rents collected.
  • When leasing your property, we do all the work up front and you don’t pay us until you get the tenant who moves-in!
  • All new tenants have to sign a Pre-Authorized Debit Agreement Plan, including a Void cheque, in order that we can retrieve the missed payment from their bank account.
  • We encourage our tenants to use our Autopay online payment.
  • If the tenant does not pay their rent as agreed, and there is not enough funds in their account, you don’t pay us our management fee. We are only paid when you are.
  • Our lease agreement appendix, which is an extra 7 pages of rules and regulations that we add on top of the New Brunswick ”Standard form of lease” has been reviewed and approved by one of the top Moncton real estate law firm.
    • The basic NB Standard form of lease is not enough to protect you!
  • All our other legal documents and procedures have also been reviewed and approved.

If a qualified tenant we have placed must be evicted, we pay the Eviction Fees!

  • All sensitive information, units’ keys and documents related to your rental property will be protected from unauthorized access.
  • All property keys are well protected and there is no address on the tags for safety reasons.

  • Offer recommendations on any necessary repairs and cosmetic improvements that maximize monthly rent while providing good ROI.
  • Gather data on rental rates in the area and work with owners to determine the optimal rental rate with our special market survey tool.
  • Communicating with prospective tenants to answer their questions and schedule viewings.
  • Meet prospective tenants for viewings throughout the week and weekend (day and evening).

Tenant Screening

  • We request applicants to fill out a free Pre-Screening Form in order to qualify for a visit.
  • After the visit, if the applicant wants the unit, we provide them with the online Singlekey application form that they have to fill out, or we can do it on paper.
  • We are using that innovative Canadian software to rigorously screen prospective tenants.
  • If a tenant desires to bring a pet in the unit, such as a dog or a cat, we will request them to complete our pet screening form.
  • Additionally, we have to meet their dog in person before granting approval, being part of our screening process.
  • We will always obtain your consent prior to accepting any pets.

Lease

  • We review and sign the lease agreement with the tenant.
  • We automatically include an extra Appendix of 7 pages with Rules and Regulations that the tenant has to sign, in order to protect your investment!
  • For pet owners, they also have to sign another Appendix of 3 pages with Pet Regulations.

Before occupancy, the tenant is required to:

  • Provide 1 month’s rent for the security deposit.
    • We collect the deposit and send it to the New Brunswick Rentalsman as per legislation.
  • Provide a tenant insurance before occupancy.
  • Sign a Pre-Authorized Debit Agreement Plan (PAD), including their Void cheque, in order to withdraw the rent from their bank account in case that the tenant refuses to pay.
  • As we are innovative, we have invested in HappyCo, being one of the best mobile inspection software. It includes picture taking and comments for anything that is not in good condition.
  • We perform detailed move-in inspection with the tenant and have the tenant sign the inspection report digitally.
    • We provide you with a copy in your Owner portal.
  • We duplicate property keys and we provide enough keys for all the tenants.
  • Inspect unit and fill out the inspection report on the property’s condition.
  • Provide tenant with a copy as well as estimated damages if any.
  • Release the balance of the security deposit to the tenant.
  • Forward any portion of the owner’s portion of the tenant deposit to the owner or hold in owner reserves for repairs.

Backup Payment & Extra Rules

All new tenants have to sign a Pre-Authorized Debit Agreement Plan, including a Void cheque, in case that we have someone refusing to pay. That way we can withdraw the missed payment from their bank account, if there is sufficient funds. You don’t pay us our management fee when the rent is not paid. We are only paid when you are.

All new tenants also have to sign an extra 7 pages “Rules & Regulations” agreement, attached to the provincial Lease Agreement as an Appendix, in order to add an extra layer of protection to your property.
