What is Included in your Management Fee?

Your Property

  • We provide toiletries for your guests, FREE of charge!
    • Includes items like coffee, tea, shampoo, toilet paper, etc.
  • Organized housekeeping & laundry services – your unit, perfectly cleaned, every time. 
    • The cleaning is paid by the guests between stays.
    • The cost depends on the number of rooms in the property and its location.
    • The very first clean & the Annual Deep Cleans, done once a year, will be at the cost of the owner.
  • We have a 24/7 repair hotline.
  • We provide before and after-repair pictures.
  • We provide a network of licensed, bonded and fully insured contractors who have been vetted for good work.
  • Assign jobs to different parties (in-house employees, handyman and professional contractors) based on who will do the best job for the best price.
  • We offer discounted rates for specialized repairs through our partners.
  • We use Wi-Fi smart locks for the front door, in combination with a Remote lock software, where we change the entry code remotely between guests. They can also check in at any time of the day and night.
  • It’s secure and they’re a prerequisite for getting your property classed as ‘business ready’ on Airbnb.

P.S. We want to be transparent with you. If your property doesn’t have the required lock, it has to be purchased (approx. $349), plus installation.

  • Outdoor preventive inspection done twice a year to check for deficiencies, address maintenance issues, and keep your unit in top shape. 
  • We also recommend a indoor preventive inspection twice a year. It comes with documented checklist and photos when needed (fees will apply).
  • We accept furniture and appliance deliveries on your behalf. 
  • Assisting with organizing your property maintenance, such as snow removal, landscaping, and garbage collection (extra fees, quoted)

  • Owners can easily see income, expenses, reviews, guest communications and much more!
  • Provide you with the credentials to login.
  • Provide accounting property management services.

  • Maintain all historical records (paid invoices, etc).
  • Assist owners on relevant tax deductions related to their rental property.
  • We collect payment.
  • Our software will then subtract the management fee or any other fee (ex.: maintenance fee), and then we send your money.
  • We make sure your rental property stays compliant with laws.
  • Advise in the event of a legal dispute or litigation.
  • Refer owner to a qualified lawyer when necessary.
  • Understand and abide by the latest municipal and provincial legislations that apply to renting and maintaining rental properties.

  • Guest pre-screening and fraud prevention are crucial elements in maintaining the integrity and safety of your property. Before confirming any booking, we evaluate potential guests by reviewing their history of reviews from previous stays. This process ensures that only those with a proven track record of respectful and responsible behavior are welcomed into your space. 
  • If a guest lacks reviews, we go further, examining their social media profiles to gather more insights about the individual. In such instances, we might require them to sign our additional Rules and Regulations and/or submit a government-issued photo ID. Refusing a booking is rare and considered a last resort, reserved for when we cannot sufficiently verify a guest’s credibility. This thorough approach helps us maintain a safe and trustworthy environment for all parties involved.

  • All our other legal documents and procedures have also been reviewed and approved.
  • All sensitive information, units’ keys and documents related to your rental property will be protected from unauthorized access.
  • All property keys are well protected and there is no address on the tags for safety reasons.

  • We bring our interior designer, to give you the best recommandations to make your place stand out!
  • This will help to increase your nightly rate and occupancy rate, but also offer a better guest experience and level of comfort.
  • We offer recommendations on repairs and cosmetic improvements that maximize nightly pricing while providing good Return On Investment (ROI).
  • We gather data on pricing rates in the area and work with owners to determine the optimal pricing rate.
  • We will do an inventory list of your household items (ex.: kitchen accessories, linen, etc) to see what’s missing.
  • We have minimum requirements and interior standards.
  • We partnership with companies with high quality products that send everything needed in one box (fees will apply for purchase and shipping).
