    • The cleaning fees are covered by the guests between stays.
    • The initial cleaning will be at the owner’s expense.

  • We supply before & after photos of repairs completed by our in-house team.
  • We provide a network of licensed, bonded and fully insured contractors, each vetted for quality workmanship.
  • We assign tasks to the most suitable party, whether in-house staff, handymen, or professional contractors, to ensure the best quality at the best price!
  • We offer discounted rates for specialized repairs through our partnerships.
  • We equip the front door with Wi-Fi smart locks, managed through our software, which allows us to automatically change the entry code remotely between guests. This prevents former guests from returning uninvited. Guests also enjoy the convenience of checking in at any time, day or night.

  • Such security measures are essential for your property to be classified as ‘business ready’ on Airbnb.

P.S. In the interest of transparency, if your property lacks this specific lock, it will need to be purchased (approximately $349) and installed.

  • Outdoor preventive inspection done yearly to check for deficiencies, address maintenance issues, and keep your unit in top shape. Initial inspection is free. 
  • Assisting with organizing your property maintenance, such as snow removal, landscaping, and garbage collection (extra fees, quoted)

  • We collect payment.
  • Our software will then subtract the management fee or any other fee (ex.: repair bill), and then we send your money.
  • On average, you can expect to receive your payment by the 10th of each month, with the latest by the 15th.
  • We make sure your rental property stays compliant with laws.
  • Advise in the event of a legal dispute or litigation.
  • Refer owner to a qualified lawyer when necessary.
  • Understand and abide by the latest municipal and provincial legislations that apply to renting and maintaining rental properties.

  • Guest pre-screening and fraud prevention are crucial elements in maintaining the integrity and safety of your property. Before confirming any booking, we evaluate potential guests by reviewing their history of reviews from previous stays. This process ensures that only those with a proven track record of respectful and responsible behavior are welcomed into your space. 
  • If a guest lacks reviews, we have other ways to gather more insights about the individual. In such instances, we might require them to sign our additional Rules and Regulations and/or submit a government-issued photo ID. Refusing a booking is rare and considered a last resort, reserved for when we cannot sufficiently verify a guest’s credibility. This thorough approach helps us maintain a safe and trustworthy environment for all parties involved.

Our Guarantees

  • Don’t pay us the ”Management Fee” when the property is vacant. Automatically deducted from rents collected.
  • Our short-term rental agreement has been reviewed and approved by one of the top Moncton real estate law firm.
  • All our other legal documents and procedures have also been reviewed and approved.
  • All sensitive information, units’ keys and documents related to your rental property will be protected from unauthorized access.
  • All property keys are well protected and there is no address on the tags for safety reasons.

  • This will help to increase your nightly rate and occupancy rate, but also offer a better guest experience and level of comfort.
  • We offer recommendations on repairs and cosmetic improvements that maximize nightly pricing while providing good Return On Investment (ROI).
  • We invested in a system that gather data on pricing rates in the area to determine the optimal pricing rate.
  • We’ll compile an inventory of your household items, such as kitchen accessories and linens, to identify any missing pieces. This is part of our commitment to maintaining minimum requirements and upholding interior standards.
  • We will setup the initial supplies, including linens and consumables.
